Water is escaping from the heating system. The usual causes are a leaking radiator valve, a faulty pressure relief valve, a failed expansion vessel, or a hidden leak under the floor. Topping it up gets the boiler running again, but the leak needs finding before it damages your floors or ceilings.
A combi suits most homes with one bathroom and good mains water pressure. If two showers often run at the same time, a system boiler with an unvented cylinder keeps both at full flow. We measure your water flow at the survey before recommending either.
Usually, yes, if the system is cleaned and the valves are in good condition. Badly corroded radiators, or radiators too small for the room, are worth replacing at the same time.
In England, units that both heat and cool can usually be installed without planning permission, provided the outdoor unit meets size and position limits. Cooling-only units, listed buildings, and the fronts of houses in conservation areas may need permission. We check this during the survey.
We recommend a boiler service once a year. Regular servicing helps your boiler run safely and keeps your manufacturer’s warranty valid.
